Langham Hotels engaged us to develop a positioning strategy and experiential concept for a 140-key boutique hotel on San Francisco’s Market Street. The site sits at an uneasy intersection of three urban contexts: the Civic Quarter, the emerging tech corridor, and the Tenderloin. Can a hotel, the most private of urban typologies, serve as common ground? Our brand strategy repositioned the hospitality concept for young professionals and creative entrepreneurs, drawing on a tension we observed between technology-driven growth and the affordability pressures and social fragmentation it creates. The strategic recommendation positioned Eaton as a mediating force between industry, commerce, and community. We examined convergence models across multiple typologies, from temporary festival communities to hybrid cultural-commercial institutions, informing a mixed-use program that transforms the traditional hotel into infrastructure for urban life.
